The Building Process

1. Preliminary Estimate

It is important that we have a clear understanding of your housing needs – whether you are building to invest or to reside in the home.

At this point, we will begin to incorporate the various requests into a design for your approval. This will include siting the home on your block and considering the following items:

  • Home design and level of inclusions
  • Any internal and external changes
  • Easements & setbacks
  • Future plans i.e. pools
  • Best facing aspect to accommodate views, wind, light etc...

Roles & Responsibilities

Your Role You will need to provide us with the following details:
  • Confirmation of your home design
  • Details on your land (if you have not purchased a house & land package

  • A site visit to assess your land
  • Adapt the best house design to suit the block

2. Fixed Price Quotation

A 'Fixed Price Quotation' provides you with the final house price in relation to the design for your block of land. Once this has been finalised we will conduct the following:

  • A soil report to determine the soil conditions on your block of land, to enable us in conjunction with the engineers to specifically design the slab and footings to suit the soil conditions.
  • A contour survey to determine the topography, detailing the slope of your land and any impact that this may have on the siting of your land.

An initial deposit of approximately $5000, depending on the development, is payable for the preparation of your 'Fixed Price Quotation'. Please note that this deposit is non-refundable.

  • A copy of your land contract (to be provided if you did not purchase your land with us)
  • Details of your finance provider (to be provided if you did not purchase your land with us)
  • Pay your initial design & building deposit.

  • A Fixed Price Quotation and full set of drawings, including any variations requested and relevant covenant requirements

3. Colour Selection & Landscape Design

External items such as roof type and colours, plus a host of internal features such as kitchen colour...tiles, fittings and fixtures...will be available for you to select from our exclusive colour chemes that have been artistically co-ordinated by our experienced in house colour selctions designer.

4. Contract Request

To ensure that you are confident and happy with your final choice, we will thoroughly go over your plans and variations and clarify any outstanding issues.

You will be issued with a 'Fixed Price Quotation'.

  • Review and accept your fixed price quotation
  • Provide details of your finance arrangements and your solicitor

  • Present your fixed price quotation for acceptance

5. Building Agreement

Your building agreement package will be sent to you and includes:

  • New Home Construction Contract
  • Building Specifications
  • Drawings of your home design
  • Colour selection

You must read and sign these documents and return to us within 14 days. This will allow us to proceed with the next stages of building your home.

Your Role You will need to do the following:
  • Sign and return all documentation sent to you, including your building contract, specifications, and plans.
Our Role We will need to do the following:
  • Present you with your building contract package
  • Answer any questions that you may have and confirm the responsibilities of both parties.

6. Building Approvals

Your plans and associated documents will be submitted to the relevant Architectural Review Committee/Authority (ARC/ARA) for your development area. They will assess the submission to ensure that it complies with the relevant building covenant. Areas that they will be considering include:

  • Home Design including size, floor area, and appearance
  • Positioning of your home on the site
  • Energy Efficiency Rating
  • Landscaping and external structures including timing, minimum requirements for trees and turf, fencing, pathways and driveways
  • Colour Selections for both interior and exterior
  • Building Materials and finishes
  • Roof design and material
  • Parking and vehicle storage

Clearly there is a lot of detail to be included in each individual submission and this takes time to prepare.

If your home complies with the relevant zoning, planning and building codes there should not be any undue delays. However, if the design or siting is deemed not to conform, then the delays could be lengthy and changes may be required to the design or siting. We have no real control over this process other than to advise you of the design and siting most likely to be approved.

Once your plans have been approved by the ARC/ARA they will be submitted to the Local Council Authority who will ensure your home complies with the relevant local regulations and by-laws and grant building approval.

From time to time, councils require us to make minor changes or to clarify certain points. This may involve changes to your drawings and possibly some minor additional costs. We will advise you if this is the case.

  • Provide evidence that you are the legal owner of the land
Our Role We will need to do the following:
  • Prepare and lodge ARC/ARA and Council Applications
  • Liaise with the certifiers to answer any queries that they may have
  • Pay the Building Permit fees on your behalf, which have been included in the price of your home

7. Authority to Commence Construction

Having received your building approvals we need to ensure that all the conditions on your contract have been satisfied. These include:

  • Land Settlement
  • Finance Approval
  • Mortgage Documents
  • Client Building Contract
  • Building Permits & Approvals

All of the above points that are relevant to your contract must be satisfied before we are able to start construction. We will endeavour to follow up on all conditions to ensure that they are satisfied at the earliest time.

We will then issue orders to all our suppliers and contractors for all materials and labour we require in order to build your home.

  • Ensure that all the subject conditions in your building agreement are satisfied (see above)
Our Role We will need to do the following:
  • We will follow up on all the subject conditions, assisting you in any way possible to ensure they are all met
  • Place orders for all labour and materials

8. Construction

With all subject conditions satisfied on your building agreement and all orders placed we are in a position to start building your home.

During construction your profile on our website will be updated regularly to keep you informed of our progress. If you wish to visit the site during construction it is imperative that someone accompanies you. This can be arranged by contacting one of our staff.

As the home progresses you will be asked to make progress payments at 5 stages as stated in your building agreement. Our team will liaise with you for collection of these payments.

  • Base complete 15%
  • Frame 20%
  • Enclosure 35%
  • Fixing 20%
  • Practical Completion 5%

(Totalling 100% with a 5% initial deposit)

  • Contact us if you wish to make a site visit
  • Approve progress payments

  • Commence construction programme
  • Provide communication during construction
  • Arrange progress payment claims

9. Presentation

Around two weeks prior to expected completion of your home, you will be contacted to be advised of the scheduled handover date of your new home. You will at this stage be provided with a Certificate of Completion.

A walk through inspection of your home will be conducted and any minor defects will be noted and attended to within 7 days where possible.

In order for you to take possession of the home, we will require the balance of your final payment to be paid. When you have taken possession, it becomes your responsibility to ensure that the home is insured, and to open accounts for the supply of gas, electricity and telephone connection.

  • Provide payment for the balance owing on your final statement in order to take possession of your home.
  • Ensure that the home is covered under an insurance policy
  • Organise the connection of gas, electricity and telephone services
Our Role We will need to do the following:
  • Advise you of the expected handover date
  • Provide a Certificate of Completion
  • Conduct a walk-through inspection

10. Six Month Inspection

As an added service, your six month maintenance covers standard items detailed in the Maintenance and Service Warranty.

Our supervisor will assess any noted items and arrange for them to be rectified (if applicable) by our maintenance team.

  • Note down any defects to assist with inspection

  • Arrange a suitable time to conduct your maintenance inspection
  • If necessary, attend to any agreed items and ensure that they are completed to your satisfaction.
